Looking to let a property, we are here to help.

We offer two levels of services. Whether you are looking for the least expensive option or the top of the range service, we will guide you through the whole process. We will market your property on the Rightmove and Zoopla websites ensuring it gets the very best coverage and once we've found a tenant, they will be carefully checked to make sure they meet the high standards that we expect. If they don't pass our rigorous referencing then we won't recommend them.

Letting Services

Tenant Find Only

Marketing and set up fee 90% of first Month’s rent inc VAT.

  • Comprehensive marketing campaign
  • Conduct viewing appointments
  • Negotiate agreed terms
  • Erect a to let board
  • Full referencing of prospective tenants via an independent Reference Company
  • Draw up the tenancy agreement and ensure that it is signed by both parties
  • Collect the deposit and first month’s rent
  • Arrange for the inventory report to be prepared and co-ordinate the check-in appointment (see charges below)

 

Additional service:

Dilapidation Negotiations - £250 Including VAT To act for you in the negotiation of any dilapidations due to damage at the end of the tenancy. However if settlement is not agreed then Tenant has the right to raise a dispute with mydeposits and the arbitrator will look at the evidence and reach a figure for settlement.

Tenant Find and fully managed Service

Marketing and set up fee 75% of first month rent including VAT plus a monthly management fee of 13.5% inc VAT

  • Comprehensive marketing campaign

  • Negotiate agreed terms
  • Erect a to let board
  • Full referencing of prospective tenants via an independent Reference Company
  • Draw up the tenancy agreement and ensure that it is signed by both parties
  • Collect the security deposit and firstly months rent
  • Registering the deposit TDS, Mydeposits if required
  • Arrange for the inventory report to be prepared and co-ordinate the check-in appointment (see charges below)
  • Landlord monthly statements and copies of invoices
  • Overseeing day to day repairs and maintenance
  • Arranging renewals of gas safety certificate
  • Transferring utility accounts
  • Making periodic visits to the property
  • Contact Landlord and Tenant at the end of the tenancy regarding renewal or termination
  • Preparing the schedule of costs of dilapidations at the end of the tenancy
  • Negotiating between the parties regarding any dispute over dilapidations
